SCOPE OF WORK:
Project consists of the following:

Architectural
A2 Renovate and expand administration and provide secure front vestibule
A3 Provide new/additional acoustical treatment at gyms
A4 Remove educational casework in all classrooms. Repair walls to achieve consistent smooth
surfaces, repaint, and install new casework as per DISD Ed Specs.
A5 Remove and replace ACT ceilings with new acoustical lay-in ceiling tile and grid throughout facility.
A6 Replace carpet/vinyl composite tile (VCT) and base throughout facility, excluding corridors,
auditorium, and athletic areas.
A7 Replace vinyl composite tile (VCT) flooring and base in all corridors
A8 Remove existing chalkboards, markerboards, and tackboards in every classroom. Repair walls to
achieve consistent smooth surfaces, repaint, and install new markerboards and tackboards with
integral frames and pen trays.
A9 Repair all interior walls to achieve a smooth, consistent finish surface. Prime and repaint. Protect
existing lockers to remain.
A10 Provide new room signs at each classroom and office, and way-finding signage at 5 corridors
A11 Provide new digital marquee sign
A12 Provide new way-finding site signage, average one per driveway and parking area.
A14 Replace gym wall padding, backboards, goals & supports

Building Envelope / Roofing
B1 Replace exterior waterproofing / sealant joints at all doors and windows
B2 Pressure-wash and repaint all painted exterior walls, doors, and soffits
B3 Construct new front entry canopy.

Civil / Landscape
C1 New Landscaping
C2 Add drains to the area between the building and the perimeter sidewalks; connect to existing storm
sewer
C3 Regrade area between building wings to improve drainage
C4 Replace all concrete sidewalks

MEP
M1 Replace service entrance switchgear
M2 Replace fire alarm system
M5 Replace four IDF/MDF air conditioning units with new ductless split units
M8 Replace kitchen hood and fans
M9a Demo existing chiller, cooling tower and pumps. Install two 150 ton variable-speed, air-cooled
chiller, 40 hp CW pump, piping, and controls. Enlarge existing chiller housekeeping pad by 20
feet to accommodate new equipment. Provide boiler flues and CO monitoring in the Boiler Room
to comply with Texas Boiler Code. Provide new digital controls on existing HVAC equipment to
remain.
M9b Remove and replace (3) 7.5 ton split systems, (4) 5 ton split systems, and (1) 3 ton split system,
with new controls on all units. Replicate size of existing equipment to fit existing roof openings and
ducts.
M9c Provide (7) high efficiency 7.5 ton RTUs and (1) high efficiency 5 ton RTU, all with natural gas
heating.
M10 Replace one set of washer/dryer connections, including new waste piping and hose.
E1 Provide exterior lighting controls for new LED site lighting, per item M4.
E2 Replace 4 exterior lights with LED lighting, controlled by items in M3.
E3 Provide interior lighting controls for new LED interior lighting, per M7
E4 Replace 994 interior light fixtures with LED lighting, controlled with items in M6.

Technology / Security
T1 Provide security updates including cameras, card access readers, and door contacts, to be
identified by school staff

BUDGET:
Total Estimated Construction Budget (CCL + Allowances) for CSP CS 207054 $5,883,533.00

PRE-BID DATE AND LOCATION:
A pre-proposal meeting will be held at 9:30 am on Tuesday 01/17/2023 via Zoom Meeting for all interested parties. This meeting is not mandatory, but information discussed will be extremely helpful in preparation of the proposal.

All Construction Services construction procurements must be physically delivered to the Construction Services office, at the Linus D. Wright Dallas ISD Administration Building 9400 North Central Expressway, Suite 800 Dallas, TX 75231. (Call 972.925.7200 for directions). Delivery to other locations will result in rejection of a CSP.

Completed CSP Package Part 1-A, 1-B and 1-C are due on Wednesday, 02/15/2023 at 2:00 PM (local time).

Completed CSP Package Part 2 is due on Thursday, 02/16/2023 at 3:00 PM (local time).

OWNER’S PROJECT MANAGER (PM)
Zafar Syed will be the Owner’s Project Manager (PM) for the management of planning, design,
permitting, construction, and post-construction for this CSP. All correspondence and communication during the contract finalization, construction and post-construction processes shall be directed to the Architect/Engineer firm (A/E) with copy to Zafar Syed. During construction, the PM shall have authority to act on behalf of Dallas ISD for Owner related
direction.
